The best financial decision you make this year is going to look like a red barn on a hill. There are two full homes inside it. You take the upstairs. The lower unit has its own entrance, its own kitchen, its own laundry, and it goes to work on the mortgage while you go about your life. Your half is the one you fall for. The living room runs 40 feet and never meets a flat ceiling. It climbs into the roof, solid plank with the rafters left showing, a line of skylights down the whole length, and a brick fireplace on one wall. A walkway crosses above it on a black railing with the bedroom doors set along the wall behind. Three bedrooms and two baths sit up under the peak, and the timber follows you all the way up there. The rental is a 2 bedroom with a full bath, and it is nobody's afterthought. French doors open it straight onto the grass, so a tenant never sets foot in your part of the house. There is a real kitchen, a laundry of its own, and a 29 foot room with a brick hearth and a pellet stove. It is finished, it is bright, and it comes to you vacant, which means you write the first lease on your own terms. Everything that keeps a unit occupied out here is already in place: I-84 at Exit 4 minutes from the door, the station 15 minutes out, and the Minisink Valley district. What that buys you is not really money. It is the part of your income that stops being spoken for. The payment quits running your calendar. You take the week in October instead of talking yourself out of it. You get to be the person who bought 4.3 acres and a barn and still sleeps fine at night, because somebody downstairs is helping you hold it. And the land is why you were looking out here to begin with. Mowed ground runs from the back of the house down to a tree line and keeps going, a few fruit trees standing out in the open, deer along the edge most evenings, and not one other rooftop showing from any window. The wrap-around deck takes the afternoon sun. The screened porch beside it sits right up against the woods with a fan turning overhead, and it is the seat everybody fights over from May to September. When you want the bigger night out, Milford is a short drive west over the river, where Broad Street has Bar Louis inside the Hotel Fauchere. Sunday is Warwick, the market in the South Street lot from 9 to 2 and the orchards picking through the fall. Manhattan is 75 miles southeast on the days you want it. The structure is settled and the land is here. The rest is paint and fixtures and the small choices that make it yours, which is the fun part if you have been waiting for a place worth putting your own hand on. The nights out by that fire ring are going to cost you a lot less than you think, and you are going to have a lot of them.
