Rental Procedures for ET-AL Subsidy Assisted Units Only
Please review the procedures for tenants that absolutely NEED to move into a rental unit in the next 1-30 days. Some Occupied properties, cannot be shown/viewed unless the property owner and or occupant agrees to allow prospective tenants in the property.ABSOLUTE requirements for this rental:
Thank you for inquiring about our apts at ET-AL Managed Properties, we accept all verifiable rent subsidies with the FOLLOWING CONDITIONS that are NOT NEGOTIABLE.
If you cannot provide everything on the List below your Application WILL NOT be reviewed. NO EXCEPTIONS ! We look forward to your completed application and documents.
This is For EVERY Apt – Regardless if your Subsidies are paying 70% or 100% of the rent.
You will need a GUARANTOR that lives in the state of New York, if you do not have a GUARANTOR we will not review your application.
Guarantor Criteria
Guarantor credit 725 + Income 80 x rent - Ex: Rent is $1700 Income from Guarantor Must be $136,000
Must Provide Tax Return and Proof of income and other documents listed on application, we will run the credit.
Occupant Criteria
We will run a credit report on all occupants over 18 years of age – Minimum Credit Score 650
You will need to provide the following
A. Current dated Voucher for Westchester County (must be a Westchester County Voucher or will not be accepted) NYC vouchers are generally not acceptable in Westchester but check with your agency prior to submitting your application
B. Landlord Section 8 Move Packet - or other program landlord move packet.
C. If DSS is paying the 30% that Section 8 does not pay, we need a confirmation letter, dated with expiration date.
D. Tax return, paystubs if any.
E. Letter from current landlord stating length of occupancy and rental payments made on time (you will also need to provide proof of timely payments via bank statements or some other verifiable documents).
Procedures to view rentals after you have talked with a CS Realty Team member:
1. Please fill out the following forms before a CS Realty Realtor can meet you at the property. (first time clients only)
2. Copy of credit score from credit karma or other source (only if applying for rental).
3. In person showings with your Realtor and CS Realty will provide a True to Life 3D Matterport Virtual Tour.
Procedures for signing a lease.
All paperwork (leases etc.) will be provided via email or in person and payments thru bank checks/transfers.
